  • Can you hold a place before I apply?

    No.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    Kansas and Missouri have different laws surrounding this and your credit and tenancy history may have a bearing on our answer. We can always discuss your individual situation. Most of our tenants are required to have just one month’s security deposit and their first full month’s rent in order to occupy.
  • How old do you have to be to apply?

    18
  • Is the deposit refundable?

    A security deposit is fully refundable so long as the property is returned to us in the same condition in which you received it, minus normal wear and tear. Many of our tenants get all of their security deposits back.
  • Who needs a cosigner?

    Anyone with poor credit history or eviction, should we choose to move forward.
  • You have a property I want to rent. How do I apply?

  • How do I pay rent?

    Online, by mail or in person. We do not accept cash.
  • I want to get a pet. What do I do?

    You must fill out a pet application and pay the pet fees.
  • I want to move out, but my roommate wants to stay. What do I do?

    Contractually, all signers of the least are responsible for the home and payment of the home.
  • My lease expiration is coming and I want to move out. What do I do?

    We require at least 30 days written notice that you will be terminating the lease at the lease expiration.
  • Who is responsible for paying for repairs & maintenance requests?

    For any repairs that are considered normal wear and tear, the property owner pays those bills. For any repairs deemed to be caused by tenants or their guests, the tenants pay. Real life examples may include too much pasta down the garbage disposal, Barbie dolls down the toilet, feminine products down the toilet, broken closet doors and windows obviously caused by impact, etc.
